It is one of the largest occupations in the country and one of the most loosely defined, which is why so many postings fail. The problem with this job title
"Maintenance technician" describes at least four different jobs, and the reason so many of these postings underperform is that the candidate cannot tell which one is being advertised.
- Property or facilities maintenance — apartments, offices, schools, retail. Turns, work orders, plumbing, electrical, appliances, drywall, paint, doors, HVAC service. Twenty percent of the occupation works in real estate and rental or leasing.
- Industrial or plant maintenance — keeping production equipment running: mechanical repair, PLC-adjacent troubleshooting, hydraulics and pneumatics, planned maintenance. Manufacturing pays the most of any industry here at a $61,500 median.
- Hospitality and healthcare engineering — guest rooms, kitchens, patient areas, life-safety systems, and a heavy compliance layer.
- Specialist trade maintenance — where the role is really HVAC, electrical or plumbing under a generic title. If that is your job, use the specific title: the candidate you want searches for HVAC technician or electrician, not for "maintenance technician".
Put the setting in the job title — "Maintenance Technician — Apartments" or "Maintenance Technician — Manufacturing" — and you have solved most of the problem before the first line of the summary.
What a maintenance technician does
BLS describes general maintenance and repair workers as fixing and maintaining machines, mechanical equipment and buildings, working on plumbing, electrical and air-conditioning systems, and carrying out a broad range of repairs. In practice the week is built from four kinds of work.
Reactive. The work order queue: a leak, a failed unit, a stuck door, a tripped breaker, a machine down. Response time is what the role is judged on and it is what makes the day unpredictable.
Planned. Filter changes, belt checks, lubrication, inspections, seasonal preparation, and the preventive schedule that decides how much reactive work exists next month.
Project. Turns and make-readies in property, installations and line changes in a plant, refurbishments and small builds. This is where the technician's range actually shows.
Compliance and safety. Life-safety systems, testing and logs, permits, lockout-tagout, and the records an inspector will ask for.
Say the rough split, say whether there is on-call, and say how the work orders arrive. Those three facts describe the job more accurately than any list of trades.

Requirements: what is required, what is preferred, and what costs you applicants
With around 148,700 openings a year in an occupation of 1.6 million, almost every candidate is employed and most have two or three options within a short drive. The requirements block is where most postings quietly disqualify the people they wanted.

Maintenance technician duties, written for a posting
Describe the site. Units or square footage, age of the building or plant, how many technicians, what the work-order volume looks like in a week, and what systems are on site. An experienced technician reads that and knows whether the job is manageable or whether they are about to become the only person responsible for everything.
Be explicit about scope boundaries. What do technicians do in-house and what goes to a contractor? A site that sends out HVAC compressor work, major electrical and roofing is describing a very different job from one that expects the technician to do all three, and candidates will assume the harder version unless told otherwise.
Include the unglamorous reality: after-hours callouts, lockouts, trash chutes, snow, pest issues, the unit that floods on a holiday. Keep the list to eight or nine lines, ordered by how much of the week each one takes.
Maintenance worker, maintenance mechanic, maintenance technician
These three titles are posted interchangeably and they are not interchangeable. Two different federal occupations sit underneath them, about seven dollars an hour apart, and getting the title wrong is one of the most expensive small mistakes in industrial hiring.
Maintenance worker most often maps to general maintenance and repair workers — a $23.84 hourly median, $49,590 a year — covering building systems, minor plumbing and electrical, painting, carpentry, grounds and general repair across a facility. Broad, hands-on, and usually not machine-specific.
Maintenance mechanic most often maps to industrial machinery mechanics — a $31.02 hourly median, $64,520 a year, about 439,600 people, 45,700 openings a year and growth projected at 7% or higher, much faster than average — covering production equipment: diagnosing faults, rebuilding assemblies, alignment, hydraulics, pneumatics and increasingly PLC-adjacent troubleshooting.
Maintenance technician is used for both, which is why the title alone tells a candidate nothing and why the posting has to do the work instead.
Two practical consequences. First, if you post "maintenance worker" at a mechanic's rate you will be ignored by the people you want, because the title signals a different and lower-paid job; if you post "maintenance mechanic" at a general maintenance rate, experienced mechanics will read the rate and assume you do not know what you are buying. Second, the gap between the two is the single clearest development path a facility can offer: a general maintenance worker who learns hydraulics, drives and PLC basics is looking at roughly seven dollars an hour, and saying so in the posting costs nothing.
How to customize it by setting
Apartments and residential property
Say the unit count, the age of the community, the team size, the turn expectation and the on-call rotation. Resident-facing work is a real skill and worth naming. If there is a housing discount for living on site, that is one of the strongest benefits in this market — put it near the top, not in a benefits list at the bottom.
Commercial facilities and offices
Say how many buildings, the square footage, whether the work is in occupied space and what the hours are. Predictable weekday hours with little or no on-call is the competitive advantage over property maintenance — lead with it.
Manufacturing and industrial
This is the best-paid version of the role: manufacturing has a $61,500 median against $39,590 in accommodation and food services. Name the equipment, the shift pattern, the planned-maintenance system and whether the role is mechanical, electrical or both. If the job is really machine maintenance, consider the millwright or machine angle instead.
Hotels and hospitality
Guest rooms, kitchens, pools, life safety and a fast response expectation in occupied space. Say the property size and the shift pattern. Pay in this sector is the lowest of the five industries BLS reports, so the posting has to compete on schedule, benefits and training.
Schools, healthcare and government
Steadier hours, a fixed calendar, public-sector benefits and often a pension — government pays a $51,160 median and educational services $50,270. Add the compliance layer: life-safety testing, boiler licences, infection control in healthcare, and background checks. These roles recruit well against property maintenance and usually undersell themselves.
What it costs to reach maintenance technicians on social
Technician and mechanic roles are our largest single role family: across 145 campaigns in the 2026 Social Job Advertising Benchmark the median cost per applicant was $13.41, with a middle half of $7.40 to $23.58, a volume-blended figure of $8.35, a 16% apply rate and a 1.17% click-through rate. The wider Skilled Trades and Field Service sector — 335 campaigns — ran an $11.89 median at an 18% apply rate.
What moves that number is not the bid. Across all 891 campaigns, campaigns converting under 10% of clicks paid a median $53.77 an applicant and those over 20% paid $4.41 — and for this role the usual cause of a low apply rate is a posting that asks for four trades' worth of skills, says nothing about on-call, and calls the pay competitive. The other lever is frequency: past three impressions in a month the median cost per applicant roughly doubles, and a maintenance catchment is a short drive, so a steady small budget beats a burst.

Writing the ad version
The description is the document. The advertisement is read on a phone by a technician who is currently on a work order somewhere else.
